1- Be Informed:
When selling your property, Kataco can give you up-to-date information about what is happening in the marketplace as well as the price, and terms and condition of competing properties. These are key factors in getting your property sold at the best price, quickly and with minimum hassle. You don't want to undersell your property, and you don't want to overprice it and loose possible customers.

International Buyers

An International Buyer who is planning to own a property in Lebanon must know some basic information about the law of foreign property ownership in Lebanon. Kataco provides the basic information about these laws, and will keep you updated when these laws change.

1- Allowed Property Ownership:
The Lebanese government has a limit on the size of the property that a foreign individual can own in Lebanon. The current set property size is limited to 5000 Square meters. This area does not need to be in one location in Lebanon. A foreign individual can own an accumulative property around Lebanon not to exceed 5000 Square Meters. You could own for example 2500sqm in the South of Lebanon, and 2500 in Beirut.

2- Partnership:
Being away from Lebanon, you need more than an agent to work with you while purchasing a property. You need a partner that looks out for your best interest. Realtor Fees:

Kataco has one of the lowest realtor fees in the Lebanese market today. with only 2.5% comission fee from the seller, and 2.5% comission fee from the buyer, a total of 5%, no one can beat this price. We beleive that a little in abundance is a lot, and this is one of the main reasons for our success. At Kataco, we beleive that a good customer is an informed customer and we also beleive in fairness and transperancy. We make sure that our customers are well informed before hand regarding all the aspects of their transaction.

In addition to realtor fees, there are other fees to consider for buyers and for sellers, as well as for international buyers:

Buyers Fees: Before you pay and complete the transaction for your property, all expenses that are due are on the seller's expense. It is only when you make the purchase, the property registration expenses are on you. These expenses depend on the value of the property.

Seller's Fees: Any seller must know that upon selling their property, certain documents must be at hand, for example, the map of the property in question, which could be obtained from the building department, as well as clearance papers to prove that there is no lien or any disputes on the property, or to verify that there is only one owner for the property. International Buyers Fees: In addition to the fees that have been described in the Buyers section, an International Buyer has some extra fees to be aware of and these mainly consist of property search fees. Property Search Fees: Any international buyer must obtain a search clearance from all Districts in Lebanon to verify the amount of property that they currently own, and whether the property to be purchased would exceed the allowable area restriction set by the government. This means that you need seperate clearances from all the Lebanese districts before you can complete your transaction. These fees are usually around $2,500, including Kataco's fees for contacting all district offices and obtaing the necessary documents.
